Yeah, it's tough to make that first down payment... but once you buy, it can be a fast way to build up some $$$. Fix up a place, and sell it... buy at a good time in the market... then one well-timed sell, and you've got money in the bank.

Or by in an expanding market, aka ok City, houston or san antonio. Havea property manager manage it for you. Make a small profit of 100-400 a month but at the same time you are building equity in the house. Keep investing money from your normal paycheck into a business account where the profits go. Once you have enough buy another house and repeat. After 57-10 years you might have some equity in the house combined with your business account to buy another house. Let the equity work for you or else you are living on a pile of money.
plenty of new developments starting up in those 3 areas so you dont have to buy some used, beat up house.

Ahahaha!

I'm closing on a 1960's, brick, 2story, 4bdrm, 2.5 bath, 2car garage. 2048sq ft, in-town lot 70'x110'

It only cost my g/f and I $118k. Just north of Dayton, Ohio. $0 down, 100% financing (got a really good deal from a buddy).

The house needs some updates. New paint, carpet upstairs, etc. Simple stuff. One of my co-workers wanted to get rid of this before winter.
